just change the seat and spring underneath
searched all around town for one I would not have to order. 3 of 4 stores either out or did not have sufficient knowledge about the product to find a suitable off-brand replacement. 4th store recommended replacing the seat and spring underneath the unit stem assembly. $2.50 later, my faucet works better than ever.

exspensive washers
approx $36 dollars to replace a 5 cent washer. I guess I will look to buy another manufacture faucet set. Will probably be able to buy a whole new faucet set for $36.00.
